How to Choose a Premium Contractor in Ghana

Choosing a contractor for a premium project is a decision about trust, credentials, and accountability — not the lowest quote. Here is what to verify before you commit, from GhIE and GhIS registration to a real Bill of Quantities and a written warranty.

Choosing a Premium Contractor Is a Trust Decision

For an ordinary build you might choose on price. For a premium commercial, hospitality, or prestige project, the lowest quote is the wrong thing to optimise for — because the cheapest number on the page is almost always the one that has under-measured the work, or under-specified the finish, or both. The right decision is about trust, credentials, and accountability.

Verify the Credentials, Not the Claims

Anyone can describe themselves as a “premium” or “luxury” builder. The signals that actually mean something are verifiable:

Registered professional input

A premium project should carry registered engineering (GhIE / Engineering Council) input on the structure and services, and quantity-surveying (GhIS) input on the cost. Ask which registered professionals are on the project and confirm they are real.

International-architect coordination

At the prestige level, the design is frequently led or coordinated with international architects. Ask how the contractor coordinates with the design team, manages information, and resolves the inevitable site queries without compromising the drawings.

A portfolio you can check

A capability statement and a portfolio of named, completed projects — ideally ones you can verify — separate a real firm from a website. Ask to see comparable work at your scale and standard.

Insist on a Real Bill of Quantities

The single most important question to ask is how the cost was arrived at. A premium contractor prices from a Bill of Quantities (BoQ): a quantity surveyor measures and prices every element of your specific project, line by line.

Be wary of anyone who answers your cost question with a confident per-square-metre figure. There is no canonical per-square-metre rate for a premium build in Ghana — published estimates diverge 3–5× (roughly ₵1,200 to ₵6,500+/m², none tied to a survey authority). A quote built on an average rather than a measured BoQ is the quote most likely to double halfway through.

A note on material prices

Honest contractors quote material prices that match the published market — cement runs roughly ₵85–130 a bag, with premium and imported finishes priced by specification. If a quote leans on inflated material figures (cement in the ₵185–240 range, for instance), ask why.

Confirm Code, Permits, and Warranty

Confirm the contractor builds to Ghana’s building regulations (L.I. 1630) and the Ghana Building Code (GS 1207:2018), and handles the building-permit process — including EPA permitting (L.I. 1652) where the project requires it.

Backed in writing
