Marble and imported finishes are where a prestige interior earns its character — and where a significant share of the budget concentrates. They are also where premium projects most often go wrong, through under-specification, poor procurement, or rushed installation. A client who understands a few essentials will specify better and get a far better result.

Specification: The Stone Is Not Generic
“Marble” is not one material. It is hundreds of stones, each with its own appearance, hardness, porosity, and sensitivity to staining and acidic cleaning compounds. The same is true of imported timber, sanitaryware, and architectural metalwork. Two essentials follow:
- Specify by name and grade, not by category. “Marble flooring” is not a specification; a named stone, finish, and slab format is. The specification is what the Bill of Quantities prices.
- Match the stone to the use. A stone that is right for a feature wall may be wrong for a high-traffic floor or a kitchen surface. The right partner advises on this before you commit, not after the slabs arrive.
Procurement: Lead Times and Exchange Are the Real Risk
Imported finishes carry two risks that local materials do not: lead time and exchange exposure.
- Lead times for imported stone and specialist finishes can be long. They must be ordered against the programme — a finish that has not been ordered in time will hold up an entire project, however good the rest of the build is.
- Exchange and shipping mean imported finishes are priced in hard currency and exposed to the market. This is why imported finishes are priced by specification and current conditions, not by a rate card — and why the cost belongs in a measured BoQ that can be re-priced, not in a per-square-metre guess.

Installation: Where Imported Finishes Are Won or Lost
The most expensive marble in the world looks wrong if it is installed badly. Imported finishes demand specialist installation:
- Book-matching — adjacent slabs sequenced so the veining reads as a continuous pattern.
- Substrate preparation — the right base, level and sound, before any stone is laid.
- The correct adhesive system — matched to the stone and the location, not a generic fix.
- Aftercare guidance — sealing where appropriate, and a note to the client’s housekeeping team on which cleaning compounds a given stone tolerates.
Done by specialists under quality control, imported finishes last for decades. Done by a generalist, they fail visibly and permanently — which is exactly why delivery and a written warranty matter as much as the material itself.
What This Means for Your Budget and Your Cost Certainty
Because marble and imported finishes are priced by specification, exposed to exchange, and dependent on installation quality, they are the strongest argument for building on a Bill of Quantities.
