How Much Does Premium Construction Cost in Ghana: An Honest Answer

When an investor, a corporate property director, or a private client begins a premium project in Ghana, the first question is almost always the same: “What will it cost per square metre?” It is a reasonable question. It is also the wrong one for a prestige build — and the contractors who answer it with a confident single number are usually the ones you should be most careful with.
This article explains, honestly, how a premium construction budget is actually built in Ghana, why the per-square-metre figure breaks down at this level, and what to ask for instead. Why Per-Square-Metre Numbers Mislead at the Premium Level
For a standard building, a rough per-square-metre figure can be a useful sanity check. For a premium project it falls apart — and the published rates show why. Across the Ghana market you will see per-square-metre estimates that diverge by a factor of three to five, anywhere from around GH₵1,200 to GH₵6,500 or more per square metre. Those figures are not reliable for budgeting a prestige build, and you should treat any single one of them with caution.
The reason is simple. At the premium level, the cost is not driven by the floor area — it is driven by the specification. Two buildings of identical size can differ enormously in cost depending on the finishes, the imported materials, the mechanical and electrical systems, the joinery, and the standard of delivery.
What Actually Moves the Number
- The finishes. Marble, imported stone, specialist joinery, and architectural metalwork can represent a large share of a premium budget. Two identical floor plates finished differently are two completely different costs.
- Imported materials. Premium and imported finishes are priced by specification and exposed to exchange rates and shipping — not to a generic rate card.
- The systems. HVAC, smart-building controls, lifts, and backup power are major line items in a commercial or hospitality build.
- The standard. Delivering to an international standard — with the quality control, documentation, and warranty that implies — costs more than a basic finish, and it is worth it on a project judged on prestige.
The Honest Answer: A Bill of Quantities
The real cost of a premium project comes from a Bill of Quantities (BoQ). A quantity surveyor measures and prices every element of your specific project — every cubic metre of concrete, every square metre of marble, every door, every fixture — against current market prices. The result is a measured, line-by-line cost, not a guess.
This is the figure you and your stakeholders commit on, because it is real. A BoQ also gives you something a per-square-metre number never can: a document you can interrogate, value-engineer, and hold the contractor to.
Why Material Prices Make the BoQ Essential
Material prices move, which is exactly why a measured BoQ beats a remembered rate. Cement, for example, runs roughly GH₵85–130 a bag depending on brand and market conditions, and premium and imported finishes are priced entirely by specification — the marble you choose, the joinery timber, the imported sanitaryware. A BoQ captures those at today’s prices and is re-priced if the specification or the timeline changes. A per-square-metre figure simply cannot do this.
What to Ask For Instead
If you are scoping a premium project in Ghana, do not ask a contractor for a rate. Ask for these three things:
- A Bill of Quantities, prepared by a registered quantity surveyor (GhIS), measured against your design.
- A clear specification of the finishes and systems, so the BoQ is pricing the right project.
- A written warranty and defects-liability period, so the price you commit to includes accountability.
A contractor who works this way is treating your budget as a real number to be measured, not a sales figure to be guessed.
