Coordinating International Architects on a Ghana Build
Where Overseas Design Meets Ghanaian Reality
A great many premium projects in Ghana are designed by architects who are based abroad — engaged by clients who want a particular signature, or by international developers bringing their own design team. The design is often exceptional. Whether the finished building honours it depends almost entirely on one thing: how well the contractor coordinates that overseas design with the codes, conditions, and supply chain on the ground in Ghana.

The Gap Between Design Intent and a Buildable Project
An overseas architect designs to the standards, products, and assumptions of their own market. Much of that translates directly. Some of it does not — and the gap is where projects succeed or fail.
- Codes and compliance. The design must be reconciled with Ghana’s building regulations (L.I. 1630) and the Ghana Building Code (GS 1207:2018), and with EPA permitting (L.I. 1652) where required. A detail that is standard abroad may need adapting to comply locally.
- Climate and conditions. Ghana’s climate, ground conditions, and power environment shape what works. Materials and systems specified for a different climate may need review for performance and longevity here.
- Supply chain. A product specified overseas may have a long import lead time, or a locally available equivalent that the architect should be invited to approve. Buildability and procurement realities have to feed back into the design early.
Coordinating an international architect is the discipline of closing this gap — honouring the design intent while making the project buildable, compliant, and deliverable.
How Good Coordination Works in Practice
Early buildability review
The contractor reviews the design for buildability and compliance early — before procurement, not on site — and raises issues constructively with the architect. The aim is to resolve the gap on paper, where it costs little to correct, rather than on site, where it is expensive.
A single programme and a single BoQ
The architect, the local engineering (GhIE) and quantity-surveying (GhIS) input, the specialist consultants, and the contractor all work to one programme and one Bill of Quantities. The BoQ prices the design as it is actually buildable in Ghana, so the cost reflects reality, not an overseas assumption.
Disciplined communication across time zones
When the architect is abroad, communication has to be structured — packaged drawing queries, clear approval requests, and regular reporting — so design decisions are made promptly and recorded, and the build is never held up waiting on a clarification.

Good architect coordination protects the client on both standard and cost. On standard, it ensures the finished building honours the design and complies with Ghana’s codes. On cost, it ensures the Bill of Quantities prices what is genuinely buildable here — there is no honest per-square-metre rate for a bespoke overseas design, and material prices move (cement roughly GH₵85–130 a bag, imported finishes by specification), so a measured BoQ that reflects the real design and the real supply chain is the only reliable budget.
